What happens in a Land Title Inheritance Review?
We read the title documents you provide — Chanote, Nor Sor Sam Gor, or other relevant documents — and write you a plain-language note explaining how the property is currently held and how it would pass at present. The note will also outline two or three options your family may wish to think about for the longer term. You may keep the note regardless of whether any further work is undertaken.
Do I need to attend a meeting in person?
Not necessarily. Initial enquiries and document submission can be handled by email. Where family conversations are part of the work — as in the Agricultural Succession Planning and Family Estate Restructuring services — we will arrange meetings at a time and place that suits the family. Our office is in Chong Nonsi, Yan Nawa, Bangkok, and we can also accommodate clients in other locations where the scope of work makes it practical.
How long does a service take?
A Land Title Inheritance Review typically produces a written note within two to three weeks of receiving the documents, depending on their complexity. Agricultural Succession Planning and Family Estate Restructuring are ongoing services with a pace set by the family — they are not designed to be completed quickly. The annual review in Succession Planning means the relationship continues gently over time.
Are the fees quoted all-inclusive?
The quoted fees cover the professional work described for each service. If the scope turns out to be more extensive than a standard case — for example, if title documents involve historical complications or multiple parcels — we will write to you before proceeding and give you a clear picture of any additional cost. No additional step is taken without your written agreement.
How is my family's information kept private?
All information provided to us is held in strict confidence within the practice. We do not share documents or discussions with parties outside the family unless you give us written instruction to do so. Our data handling is consistent with Thailand's Personal Data Protection Act (PDPA) and the duties imposed by the Lawyers Council of Thailand.
Can you help with property that includes both a house and agricultural land?
Yes. Mixed holdings — where a residential structure sits on land that also supports agricultural use — are common in Thailand, and we have experience with the layered considerations they involve. We would typically begin with a Land Title Inheritance Review to establish a clear written picture before any further planning is discussed.
